Camden Crossing - Baltimore, Maryland

METROVENTURES is the developer of Camden Crossing, a neo-traditional market rate MetroHome community on an 8-acre site located on the western edge of downtown Baltimore. When complete, Camden Crossing will consist of 150 three-bedroom, three-story, garage townhomes. Each standard home will provide 1,650 square feet of livable space, plus a 200-square-foot one-car garage. The urban design of the community includes features, included rear-accessed garages, a central park, pocket parks, tree-lined streets, historic architecture, and state-of-the-art technology design features.

As a part of its activities on this project, METROVENTURES conducted a predevelopment analysis to determine the feasibility of market rate housing at this location. Additionally, detailed investment analysis was conducted to determine profitability and as the basis for construction financing.

Camden Crossing is located in the West Empowerment Zone community of Washington Village and its development will have significant impact on revitalization of this community by promoting economic diversity and improving the fabric of the urban environment.

Although community consensus from the residents of Washington Village was a major area of concern, METROVENTURES sought and received overwhelming community approval for Camden Crossing. As a part of its community outreach program, METROVENTURES is providing technical assistence to the Empowerment Zone Village Center in devising a retail strategy for the Main Street redevelopment of Washington Boulevard, the neighborhood's commercial corridor. METROVENTURES is also working with its community partner, Tri-Churches, Inc., a local nonprofit group, to develop a neighborhood marketing program aimed at attracting a more diverse base of businesses and residents to the area.
